PropBridge is built and operated by VortexWeb LLC, a Bitrix24 Gold Partner registered in Dubai, United Arab Emirates. PropBridge is distributed through the Bitrix24 marketplace and runs inside the Bitrix24 portals of the brokerages that install it.

PropBridge is a tool for moving real-estate portal leads into the broker's own Bitrix24 CRM. We touch lead data only long enough to deliver it to the broker's portal — within seconds — then we drop it. We don't sell any data. We don't run third-party advertising or analytics inside PropBridge. Cloudflare and Bitrix24 are our only sub-processors.
When a broker installs PropBridge, Bitrix24 issues us OAuth tokens
scoped to that portal. We store the access token, refresh token, and
expiry timestamp encrypted at rest in Cloudflare Workers KV, keyed by
the Bitrix24 member_id. These tokens let PropBridge
create Deals and read the user directory inside the broker's portal.
They are not shared with any third party.
When a broker connects a Property Finder, Bayut, or Dubizzle account
to PropBridge, we store the API key and any secret values encrypted
at rest, keyed by the broker's member_id. These are
visible only to PropBridge's Worker and to the broker themselves
inside their own Bitrix24 portal. We never share portal credentials
with anyone.
When a portal sends an enquiry to PropBridge, the payload typically contains the enquirer's name, phone number, email address, the listing they enquired about, and a free-text message. PropBridge handles this payload as a pass-through: we read it, we create a Deal in the broker's Bitrix24 CRM, and we drop our copy within 24 hours. We do not analyse, aggregate, or sell any portion of lead data.
The canonical record of each lead lives inside the broker's own Bitrix24 portal — under their data-protection regime, not ours.
Every routing decision PropBridge makes (lead received, attributed to an agent, delivered to Bitrix24, failed) is recorded as an audit log entry. Audit entries contain: action name, timestamp, actor name (typically "System" or a Bitrix24 user name), a short target description, and a metadata blob. Audit logs are stored inside the broker's own Bitrix24 portal as a Universal List, not in our infrastructure. PropBridge moves entries older than 30 days to an archive list automatically.
PropBridge counts events at the tenant level (e.g. "tenant X routed 47 leads this month") for capacity planning and billing. These counters are anonymised aggregates with no enquirer-level detail.

PropBridge runs on Cloudflare Workers and stores its operational state in Cloudflare Workers KV. Cloudflare KV is encrypted at rest. Cloudflare's primary edge regions for our account are within their global network; we do not pin storage to a specific region. Lead data and audit logs that belong to the broker live inside the broker's own Bitrix24 portal, which is hosted by Bitrix24 itself according to their own data-residency configuration.
We share data only with our sub-processors, as listed in section 9 below, and only as necessary to operate PropBridge. We do not sell data. We do not share data with advertisers, data brokers, or any other third party. We will only disclose data to law enforcement on receipt of a binding legal order under UAE law or the law of the requestor's jurisdiction, after reviewing the request for validity.
PropBridge is built to comply with the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021) and, where applicable, the EU General Data Protection Regulation (GDPR). The broker is the data controller for lead data flowing through PropBridge; VortexWeb LLC is the data processor.

We do not add new sub-processors without notice. Material changes will be posted on this page with an updated effective date.
PropBridge runs on Cloudflare's global edge network. Data may be processed at edge locations outside your country of residence. Cloudflare maintains Standard Contractual Clauses (SCCs) for EU data transfers and complies with applicable cross-border data protection requirements. We rely on Cloudflare's framework for international transfers and do not separately retain data in additional jurisdictions.
PropBridge is a B2B product for real-estate brokerages. It is not directed at children, and we do not knowingly collect personal data from anyone under 18.
PropBridge does not set tracking cookies. The marketplace app
stores per-user UI preferences (dismissed-tour flag, recent
searches, draft form contents) in Bitrix24's own
user.option store, which is scoped to the broker's
portal and is not visible to third parties. The PropBridge admin
tool at admin.ckivproperties.com (used only by VortexWeb staff,
not by brokers) sets a session cookie for staff authentication;
that domain is out of scope for the marketplace app.
All data in transit is encrypted via TLS 1.2 or higher. All KV storage is encrypted at rest by Cloudflare. Access to production KV namespaces is restricted to a small group of VortexWeb engineers bound by NDA. Webhook payloads are HMAC-signed and rejected without a valid signature.
If you discover a security vulnerability in PropBridge, please email security@vortexweb.io. We aim to acknowledge reports within 2 business days and ship a fix within 30 days for confirmed issues.
We will post material changes to this page and bump the effective date at the top. Where required by law (e.g. GDPR Article 13/14 obligations), we will also email registered customer contacts. Continued use of PropBridge after the effective date constitutes acceptance of the updated policy.
